Our preconstruction experience runs the gamut from minor tenant alternations to large ground-up projects in both union and open shop markets. We offer a unique combination of large scale preconstruction experience and a “blue-collar” carpentry background that provides a balanced “real-world” approach to our preconstruction planning.
- Assessing the project scope in conjunction with the owner & design team to prepare accurate, itemized budgets
- Preparing design development and construction schedules
- Performing cost saving analysis (value engineering), and constructability reviews
- Identification of long lead items for coordination of “early release packages,” if necessary, to maintain project schedule
- Preparation of bid packages for bidding sub-trades, review of subcontractor proposals, and award of sub-trades
General Contracting:
We have performed GC services since our company was founded in 1982. Typically performed under a lump sum contract, based on completed plans and specs, MCI will undertake the project per the completed contract documents. We will work with the owner, design team, consultants, & other vendors to deliver a successful project within the constraints of the established budget and schedule.
Our ability to self-perform work allows us great flexibility. Depending on the size and complexity of a project, we have the ability to provide a working foreman, who will also coordinate all trade work. This will eliminate the overhead cost of a “white-collar” superintendent, and result in significant savings to the owner.
Construction Management:
McCarthy Construction, Inc. is involved early in the project during the preconstruction efforts and works pro-actively with the architect and owner during the design development to evaluate proposed systems, materials, and details from a cost, schedule, and constructability standpoint. This is typically performed under an “open book / GMP” contract, based on an incomplete set of documents with an established contingency to account for missing details or information.
- This allows a project start to be fast-tracked by lining up subcontractors or releasing certain subcontractors and/ or materials earlier in the process through issuance of “early trade packages”
- Usually, results in cost savings as building components & systems are evaluated & compared with alternate/ more cost effective solutions.
- In addition to saving time, and money, establishing a guaranteed maximum price will limit the owner’s exposure to change orders due to missing information.
After completion of the design / preconstruction phase, MCI will assume the role of the general contractor.
